Roofing, Supply, Replace and Repair Requiring high levels of expertise and experience, flat roofs are typically constructed with roof joists spanning the gap between two walls, or attached to an outside wall spanning to an adjacent supporting wall as in the case of most attached garages. With either of these examples these joists are covered with a sheet material, usually wood, which in turn must be covered with a waterproof layer. The weight of the sheet layer and waterproofing layer together with the span must be taken into account when deciding on the correct size of the supporting joists, other considerations should include roof loadings, such as snow or gravel beds. Flat roofs should also have a slight pitch to allow for the drainage of water and this water needs to be carefully calculated and accounted for within the disposal requirements. There are many uses for this type of conversion, often they are used to provide a ground floor level bedroom maybe for an elderly or incapacitated family member, or as an enhanced kitchen, study or dinning room.
Detached Garage Conversion A detached garage conversion offers slightly different challenges, as the name suggests these are not generally attached to the main property, however they can also be beneficial. Depending on the size of the garage it may be possible to add an upper living space above while keeping the main garage area, or by diving a double garage you could even create an extra room and still keep a single garage. They can be viewed as an ideal opportunity to provide a separate private living space within the main dwellings grounds, maybe even a small studio flat, gym or plush office.
Planning Permission & Building Regulation Control Some but not all garage conversions require planning permission, but they all need building regulation approval, this can be obtained using a building notice, this is an application form acquired from the local planning office, a fee is paid for the application which also covers inspections from a building inspector. Once submitted work can normally commence within 3 days. All work must be undertaken within the building regulations, taking into account such things as fire regulation and insulation requirements. There may also be local planning restrictions in place that may prevent you from converting a garage, it is always better to ask the planning officers and building regulators before commencing any works, this way you are less likely to fall foul of any unforeseen problems.
